Pain Is Weakness Leaving The Body – Intown Atlanta Sales Drop by Quarter

quarterly-sold-percentage-change

Declining economic conditions during 2008, including an acceleration of decline during the fourth quarter, along with large numbers of property foreclosures glutting the market, contributed to a difficult year for property sellers. One of my first encounters with a US Army Drill Sergeant was the proclamation of this statement: “pain is weakness leaving the body.” I believe that same statement applies to our collective financial body right now, although we have a lot of “working out” to do over the next few years, don’t we? Chuck Norris can not help you, Atlanta Sellers. Low interest rates, declining prices and a high inventory of listings combined to make 2008 and 4Q 2008 particularly, an especially good time to buy property, but what is a Seller supposed to do in 2009? Right now appears to be an even better time to buy, so a Seller should do what they know they should do already: price the property to be competitive, not to be … [Read more...]

Happy Valentines Day!

The Housing Tax Credit and the Refueling of Little Businesses

The National Association of Homebuilders has a pretty good site dedicated to nothing but the Federal Housing Tax Credit. This topic seems to be #1 in my worldview, since Monday. Maybe it's because some buyers are about to take part in a grand restabilization of the housing economy, and in so doing maybe that single inventory sell off will be the catalyst that refuels and stabilizes, refreshes and creates, and stimulates and drives small to medium sized businesses across the country. Maybe the corporate America talent pool that just shrunk in droves will move into virtual workspaces and lots more work from home web-commuters will appear, like my wife Laura and I. If you are more interested in this kind of transfigurational conversation, then you should read this article about how Chris Brogan and the folks at New Marketing Labs work. Here's a video, live from my office at Rootdown World Headquarters in … [Read more...]

Intown Insider Video – Taxation Demands Representation

{seesmic_video:{"url_thumbnail":{"value":"http://t.seesmic.com/thumbnail/dPnvKyIy7y_th1.jpg"}"title":{"value":"Intown Insider on Taxation and Representation, Stimulated Thoughts "}"videoUri":{"value":"http://www.seesmic.com/video/J7R6qJB4hC"}}} Just yesterday, I realized that after just 16 days of Twitter usage, I'm not watching the national television news as much. I don't have to do so, because The Phoenix Real Estate Guy takes on that arduous task for me, and then he tweets it. That's right, he tweets it. So, he wrote a terrific post about the "political football" that is Georgia Senator Johnny Isakson's brainchild. Or at least he "hiked the political football." Regardless, read the latest at the excellent website of The Phoenix Real Estate Guy. He's good. Oh, and the video was done 2 days ago, and it's already dated. Regardless, my primary point is about the action that I must take as an Atlanta homeowner, a Dekalb taxpayer and that is about appealing my … [Read more...]

If You Love Your Freedom, Thank A Vet

kuwait_burn_oilfield

I can be your favorite veteran today, if you like. Otherwise, if you know someone who received an "Honorable Discharge" from the United States Armed Forces, then remember them today while you are enjoying your life. Veteran's Day is a day of honour. For the record, you can thank me for your "free flow of oil at market prices." My 11 months in Saudi Arabia during the Logistician's War, Operation Desert Storm preserved cheap gas for all of you Hummer drivers in the suburbs reading this. Ahhh... the air South of the Fertile Crescent in 1990-1991 was always so refreshing... My message to you on behalf of The Rootdown Group in the waning days of 2008 is "move Intown, and sell your Hummer." If you seek the help of a professional real estate agent with field grade expertise in Intown Atlanta and Decatur who is a trained logistician, then give me a call! This next paragragh about logisticians parallels today's real estate mission in an apt way. What do I mean by that? … [Read more...]
