I went to Miss Ann’s Snack Bar in Kirkwood today – I got there at 1103am, and I stood with my friend Tim as the 17th and 18th people in line waiting for a Ghetto Burger before Miss Ann opened her door at 1145am. We waited for 1 hour and 40 minutes, after watching 9 people get served, and then we left and went to Six Feet Under, down the street in Grant Park.

At 1245 or so, there were 50 people waiting to be served at Miss Ann’s Snack Bar – at this rate, they would all be served by 3pm.

Some folks, just like me, are too busy to wait on snack food.

Some folks, just like many elusive buyers of today’s real estate offerings, are too busy to wait for most listed properties to come down to reasonable price levels.

Even with home prices still inflated and even with the pain, blues and agony trickling uphill to wealthy borrowers, there still are deals out there for those with just the right set of circumstances.

You can get a Ghetto Burger tomorrow if you have the right set of circumstances…

The Mother of all Intown Atlanta Real Estate Charts reveals that out of every 100 finalized residential real estate listings, 70 failed to sell and 30 sold based on first quarter of 2009 statistics. Of the 30 sold listings, 24 (78.6%) required a price reduction, when listing prices from previous listing periods are included, in order to attract a Buyer

Therefore, if 70 failed due to overpricing and another 24 required a price reduction in order to sell, 94 out of every 100 listings were overpriced in 1Q 2009, resulting either in either no sale, or a sale at a much-reduced price after a much-longer listing period.

So, Miss Ann has been making Ghetto Burgers for more than 30 years at her Memorial Drive location. Miss Ann probably serves between 200-300 customers every week at probably $8-10 per order.

People are going to continue lining up for Ghetto Burgers until she sells the property, very, very soon. According to the AJC’s Peach Buzz  May 18th report, she’s selling, very, very soon.

Raymond Sokolov writes about food for national publications…he’s a Harvard graduate, a Fulbright Scholar and an internationally known foodie – he travelled the USA and declared in a 2007 Wall Street Journal article that the Ghetto Burger is the Best Burger in America. 

Demand has been crazy at Miss Ann’s ever since.

If Intown Atlanta Sellers were more like Miss Ann, then they would have a much more careful, much more skilled and much more exacting approach to their sales process and they would create massive demand with their “Best in The World” house for a value price.

That’s how Miss Ann does it, and she’s the best in America.
