Intown Atlanta Median Sales Price down 24.4% in 4th Quarter

Median sales prices were lower in each quarter during 2008 compared to the same periods in 2007 and 2006. The overall median 2008 sales price was -12.9%, compared to that of 2007. The 4Q 2008 median price was 24.4% below that of the same period in 2007. We gathered this data from researching the following Intown Atlanta submarkets: Vinings, Inside the perimeter Sandy Springs, Inside the perimeter North Dekalb (Brookhaven, Chamblee, etc.), Greater Buckhead, Greater Decatur, Eastside Atlanta – Fulton, Eastside Atlanta – Dekalb, and Southside Atlanta (Grant Park, Ormewood Park, etc.). Just Like I Told Ya – The Intown Atlanta Urban Heat Island

I'm killing two blog birds with one stone here. I promised a follow up story to the very brief "downtown Atlanta tornado" post that I completed on March 19th last year. It was something else, let me tell ya. This is the coolest photo that I've seen of the event. Vine City got hit first, then the GA Dome, then downtown, then O4W, then Cabbagetown, then it skipped I20 and devoured a nice swath of EATL. We are blessed in Kirkwood that it went south just before it got to Tower Liquors at Memorial and Moreland. Are ya feelin' me? I also promised a follow up story on "Urban Heat Islands" that I promised in my "What's Hotter Than Georgia Asphalt?" post dated December 2007. Intown Insider Video: Lakewood’s Butterfly Effect, 9 Years Later

$39,000.00. My listing. 9 years ago. Lakewood...the "Holistic Health Oasis." I decided to drive down Meador Avenue this morning. Before I got too comfortable in front of 1892 Meador Avenue - 30315, a City of Atlanta Police officer stopped by, at the early stage of my little morning rainstorm video shoot and checked to see what I was up to. That was cool - "community policing," baby! I am glad that I carry a handgun in an area like Lakewood, but 9 years ago, I did not even think about the need to "be prepared" in Lakewood. Lakewood was "up and coming." Watch the video - I sold that house as the Listing Agent in 2000, for the full price of $39,000.00. I sold it to a cash buyer. The "unrepresented" buyer took this house, and a few others, and created cash wealth, fairly quickly - just a few years.
